About the Opportunity
We are seeking an experienced Senior Project Manager to join an established New York City General Contractor specializing in complex ground-up residential and multifamily construction.
The Senior Project Manager will take ownership of projects from preconstruction and project start-up through construction, closeout, and turnover. Working alongside the Project Executive and field leadership, this individual will be responsible for overall project performance, including budget, schedule, procurement, subcontractor management, client relationships, quality, safety, and project team leadership.
This position is suited to an experienced NYC construction professional who has successfully managed large-scale ground-up residential projects and is comfortable leading both project teams and client relationships.
Key Responsibilities
- Lead all phases of assigned ground-up construction projects from initial start-up through final completion, turnover, and warranty.
- Develop, manage, and maintain project budgets, schedules, procurement plans, cost forecasts, and project documentation.
- Manage and mentor Project Managers, Assistant Project Managers, Superintendents, and project support staff.
- Coordinate closely with Project Executives, Superintendents, architects, engineers, consultants, ownership teams, subcontractors, and vendors.
- Manage subcontractor procurement, buyout, contract administration, change orders, requisitions, invoices, retention, and cost controls.
- Maintain accurate ACR/cost reports, identifying potential change orders, anticipated costs, exposures, and project financial performance.
- Develop and maintain master schedules and short-term look-ahead schedules in coordination with field leadership.
- Review drawings, specifications, RFIs, submittals, shop drawings, and other project documentation to identify coordination and constructability issues.
- Oversee subcontractor performance, logistics, deliveries, quality control, site safety, inspections, and schedule compliance.
- Manage permitting and agency coordination, including DOB, DOT, MTA, DEC, and other applicable authorities.
- Lead owner, architect, subcontractor, safety, and internal project meetings.
- Prepare accurate monthly and quarterly project reports for ownership and senior management.
- Maintain project logs, including RFIs, submittals, change orders, inspections, permits, punch lists, as-builts, TCO/CO tracking, warranties, and closeout documentation.
- Drive the punch-list, commissioning, TCO/CO, turnover, and final project closeout processes.
- Maintain strong relationships with clients and serve as a senior point of contact throughout the project lifecycle.
Qualifications
- 10+ years of construction management experience, ideally with a NYC General Contractor.
- Strong track record delivering ground-up residential, multifamily, affordable housing, condominium, or high-rise residential projects.
- Experience managing projects through the full lifecycle from preconstruction/start-up through turnover.
- Strong understanding of NYC construction practices, permitting, DOB requirements, logistics, and subcontractor management.
- Proven experience managing project budgets, schedules, buyout, change orders, forecasting, and cost reporting.
- Demonstrated ability to lead and develop project teams.
- Strong communication, negotiation, client management, and organizational skills.
- Bachelor's degree in Construction Management, Engineering, Architecture, Business Management, or a related discipline preferred; equivalent industry experience will also be considered.
