APi Inc. is hiring a Project Manager in New Brighton, MN to lead insulation projects with direct P&L responsibility. The role involves coordinating with customers, field leaders, and internal teams to deliver projects on time, within budget, and to quality standards.

You will review bid packages, prepare estimates and proposals, manage change orders, and monitor costs and revenues throughout the project lifecycle. Travel to project sites is expected as needed.

We are hiring for a Project Manager to support our Insulation line of business. Based out of our New Brighton, Minnesota office, this role has direct profit and loss (P&L) responsibility and is accountable for the successful delivery of industrial insulation projects from preconstruction through completion.

The Project Manager partners with customers, field leaders, and internal stakeholders to develop project plans, manage schedules, oversee execution, and monitor progress throughout the project lifecycle. Responsibilities include reviewing bid packages, preparing estimates and proposals, supporting project planning efforts, managing change orders, and ensuring compliance with safety and quality standards.This position is responsible for tracking, forecasting, and communicating project costs, revenues, profitability, and other key financial metrics. The Project Manager will organize and manage all project resources, including labor, materials, tools, equipment, consumables, subcontractors, and construction schedules to ensure efficient project execution and successful outcomes.Approximately 50% of the role is dedicated to managing Industrial Services projects, 35% is focused on performing quantity takeoffs and developing estimates, 10% involves job cost analysis and financial reviews, and 5% is dedicated to miscellaneous project and operational support activities.

Responsibilities:
  • Conduct long range project planning and scheduling
  • Monitor and manage projects to comply with safety, quality, productivity, and profitability requirements
  • Monitor project billings and collections for accuracy and maintain a positive cash flow
  • Continually monitor progress of projects; review reports to ensure compliance with schedule and budgetary guidelines
  • Identify changes in projects that impact cost, schedule, or labor requirements
  • Make sure change orders/change estimates are completed in timely manner
  • Conduct project planning reviews before, during and after the project
  • Ensure work complies with customer specifications
  • Report to owner and general contractor about progress and any necessary modifications required
  • Track employee hours and crew mix rates for each project
  • Ensure proper staffing on each project to produce optimized productivity
  • Forecast future manpower requirements
  • Review drawings and assist/lead during field check stage of the project
  • May also conduct estimating and design functions
  • Oversee work of subcontractors
  • Administer construction contracts, approve work quality and payment requests
  • Participate in evaluation of completed jobs
  • Recommend improvements in project management procedures and overall company business practices
  • Maintain historical records of all functions for future use
Requirements:

Travel Requirements:
  • Travel to project sites, or other APi Inc. company locations as needed
  • Travel is expected to average approximately two days per month, depending on project and business needs

  • The employee will occasionally lift and/or move up to 20 pounds
  • Must be able to wear Personal Protective Equipment (PPE) in plant environment
  • PPE required when in the plant, yard or construction areas include:
    • Hard Hat
    • Safety Glasses / Goggles
    • Steel-toed Boots
    • High Visibility Vest
    • Hearing Protection (designated areas)
    • Gloves
