Available Opportunity:

Project Manager / Senior Project Manager.

ESSENTIAL KNOWLEDGE AND ABILITY:

  • Knowledge of right-of-way acquisition, land conveyance, and reporting required to deliver these aspects in a highly complex construction mega-project, commercial principles, and their acquisitions.
  • Plan, organize, coordinate, and manage the delivery of right-of-way projects.
  • Has an understanding of all interrelated aspects of real property in a design-build environment with multiple interrelated projects and functional areas.
  • Prepare technical correspondence and complete, comprehensive report, address an audience effectively, analyze situations accurately, and adopt an effective course of action, and communicate effectively to demonstrate leadership, team-building, and collaboration skills, for meeting established project goals and objectives.
  • Responsible for a team delivering high-quality relocation assistance services to a diverse clientele, including residential tenants (owner and tenant occupants), commercial businesses, farms, and non-profit organizations, dependent on project scope.
  • Understands and analyzes appraisals and appraisals including FF&E and Goodwill
  • Negotiates complex full take and part take acquisitions involving severance damages, displacement, and curative issues.
  • Negotiates with public agencies and quasi-public agencies such as railroads, utilities and flood facilities.

Overall

  • Experience with major capital infrastructure projects and the areas of scope, policy, strategy and procedure on real property.
  • Demonstrate a broad knowledge of budget processes, workload development, resource management, and project management concepts for innovative delivery process, including design build.
  • The ability to maintain good communication skills and working relationships with management, consultants, private sector contractors, subcontractors, and their associations.
  • Strong coordination skills
  • Excellent communication and negotiating skills (both written and oral) and the ability to speak knowledgeably with other consultants, stakeholders, other governmental agencies and individual citizens.
  • Maintains complete and accurate case files, pursuant to Monument policies and project specific requirements.
  • Ability to analyze situations and data accurately, lead the development of effective solution and strategies for difficult technical and logistical problems related to delivery of right-of-way and land conveyances and collaboratively engage the services of other parties necessary to achieve results.

QUALIFICATIONS AND EXPERIENCE:

  • Project Manager must have 10+ of project management experience with a focus on real property on complex mega-construction projects or projects of similar magnitude.
  • Active Real Estate License
  • Valid Driver’s license
  • Bilingual preferred
  • Strong project and construction management background with focus on real property preferred
  • College degree preferred
  • PMP or 6 Sigma certification preferred
  • Proficient in MS Office, including Excel, Word, and Powerpoint
