Job Summary

Provides professional architectural, engineering, construction management, and project management services for University construction and facility improvement projects. Serves as the University's owner's representative throughout planning, design, and construction, ensuring projects meet contractual requirements, regulatory standards, budgetary goals, and operational needs. Oversees project schedules, resources, contractors, consultants, and construction activities to support successful project delivery. Analyzes technical and operational issues, develops recommendations, and resolves complex problems using professional judgment and expertise. Collaborates with campus stakeholders and external partners to ensure high-quality project outcomes that support the University's mission.

Primary Responsibilities

Architectural, Engineering, and Project Management Services - 20%

• Provides professional architectural, engineering, and project management services for University design and construction projects of varying size, complexity, and scope.
• Reviews and analyzes construction plans, specifications, equipment selections, and other technical documentation to verify alignment with project requirements.
• Applies professional knowledge, technical expertise, experience, and precedent to evaluate potential solutions and provide informed recommendations.
• Ensures project designs and construction activities comply with applicable industry standards, building codes, engineering practices, University requirements, and facility objectives.
• Performs complex assignments and analyses that influence the quality, effectiveness, and outcomes of the Engineering, Construction, and Design function.

Owner's Representative and Construction Administration - 20%

• Serves as the University's owner's representative for assigned construction projects, ensuring the University's interests, operational needs, and facility objectives are appropriately represented.
• Interprets, administers, and monitors compliance with construction contracts during the construction phase.
• Provides construction management oversight to promote a high-quality finished product while minimizing disruption to campus operations and activities.
• Monitors contractor and consultant performance and addresses project concerns, discrepancies, and contractual requirements.
• Exercises professional judgment in identifying gaps, evaluating information from multiple sources, and recommending appropriate corrective actions or solutions.

Project Schedule, Resources, and Delivery - 20%

• Manages construction project schedules and coordinates activities to support timely and efficient project completion.
• Monitors contractor and consultant staffing and resource requirements to verify that appropriate resources are available to meet project needs.
• Tracks and expedites the fabrication and delivery of materials and equipment to reduce delays and maintain project schedules.
• Identifies schedule, resource, and delivery risks and works with project stakeholders to develop practical mitigation strategies.
• Coordinates project activities and priorities across internal teams, consultants, contractors, and other stakeholders.

Technical Analysis and Problem Resolution - 20%

• Analyzes routine through complex technical and operational issues and develops solutions or recommendations based on professional experience, sound judgment, and applicable precedent.
• Approaches complex problems from multiple perspectives and identifies opportunities to improve existing processes, designs, or solutions.
• Reviews information from multiple sources, identifies gaps or inconsistencies, and determines appropriate next steps.
• Provides technical perspectives and recommendations that influence project decisions and University outcomes.
• Promotes efficient workflows, productivity, and consistent quality within the project team and across related functional areas.

Communication, Collaboration, and Stakeholder Coordination - 20%

• Communicates complex, technical, difficult, or sensitive information in a manner appropriate to the audience and verifies understanding.
• Collaborates with University departments, project teams, consultants, contractors, regulatory representatives, and other internal and external stakeholders.
• Builds consensus among stakeholders with differing project priorities, technical perspectives, or operational needs.

• Maintains effective working relationships and supports timely communication throughout the planning, design, and construction phases.

Working Conditions & Physical Requirements

Work is performed in both office and construction site environments with frequent interaction with contractors, consultants, architects, engineers, University personnel, and other stakeholders. The position requires regular travel throughout campus, including visits to active construction sites, mechanical spaces, and other University facilities. Responsibilities include prolonged periods of sitting, standing, walking, and reviewing technical documents, plans, and specifications. The role requires the ability to navigate construction environments and occasionally lift or move project-related materials and equipment. The position involves sustained analytical thinking, problem-solving, decision-making, and the ability to manage multiple complex projects and competing priorities while meeting deadlines.

Supervisory Responsibilities

This position does not have direct supervisory responsibility for full-time staff. Provides functional leadership and project oversight for architects, engineers, consultants, contractors, and other project stakeholders involved in assigned construction and facility improvement projects. Coordinates and monitors the work of external vendors and project teams to ensure compliance with project requirements, schedules, quality standards, and contractual obligations. May provide guidance, technical expertise, and mentoring to departmental staff and project participants as needed.

Shift

40 hours/week. Monday thru Friday (additional time may be required due to Capital Project needs)

Minimum Qualifications

A Bachelor's degree or an equivalent combination of education and experience and at least 6 years of experience from which comparable knowledge and skills can be acquired is necessary

Preferred Qualifications

Experience with Unity Construct (previously named eBuilder)

Project Manager/ Construction Project Manager experience in a Higher Education environment

Anticipated Hiring Range

$70,512 - $87,427
