Job summary

All 5’s Construction in Reno, NV is seeking Project Managers to join our Specialties team. You will lead project teams, manage schedules and budgets, and ensure compliance with contracts.

You will mentor engineers and field staff, coordinate with vendors, prepare estimates, and drive safety and quality on site.

Qualifications

• 3-7 years of relevant construction project management experience.
• High school diploma required; degree in Construction Management or related field preferred.
• Minimum 3 years of experience with specialty scopes such as ceilings, acoustical panels, exterior cladding, expansion joints, wall protection, and door hardware.
• OSHA 10 or 30 Certification is a plus.
• Excellent written and verbal communication skills; able to read and interpret drawings and specs.
• Basic computer literacy with Microsoft Office (Excel, Outlook, Word).
• Experience with Primavera P6 or other construction scheduling programs.

Responsibilities

• Supervises and develops direct reports on the project team, including Project Engineers, Superintendents, and field personnel.
• Contributes to the estimating team to prepare budgets.
• Conducts initial plan reviews and participates in kickoff meetings.
• Reviews Prime Contract and ensures requirements are understood and addressed with controls and procedures.
• Develops project chart of accounts with cost codes.
• Creates Master Project Schedule and tracks material deliveries, change orders, and milestones.
• Creates and logs Purchase Orders; maintains schedule and log.
• Maintains document revisions and project documents; oversees safety plan and compliance.
• Manages all project costs, budgets, billings, and financials; reports monthly to VP of Operations/client.
• Attends and leads project meetings; manages relationships with clients, vendors, and team.
• Manages subcontractor closeout and other project duties.

All 5’s Construction is seeking Project Managers to join our Specialties team in Reno, NV!

An All 5’s Specialties Project Manager is primarily responsible for the management and coordination of the project team, and assumes overall responsibility and accountability for all components and success of the project.

A successful candidate in this role:

• Supervises and develops direct reports on team, including Project Engineers, Superintendents, and field personnel. Collaborates cohesively with all team members accordingly to ensure smooth operations among all aspects of project.
• Contributes to the estimating team as required on estimates in order to prepare budgets.
• Conducts an initial plan review, participates in the project kickoff meeting, and develops a thorough understanding of the project.
• Reviews the Prime Contract in its entirety and ensures that all requirements and obligations are understood and addressed with project controls, documentation, procedures, etc.
• Develops the project chart of accounts with cost codes (using standard cost codes).
• Creates Master Project Schedule and ensures all material deliveries, change orders, and other project milestones are adjusted accordingly to adhere to schedule. Informs project team on all schedule changes.
• Creates and executes Purchase Orders and Purchase Order log according to standard operating procedures.
• Conducts ongoing plan reviews of all document revisions, bulletins, and deltas. Maintains a thorough understanding of project documents.
• Prepares safety plan in coordination with Field Safety Manager, leads by example in adhering to safety plan, and implements safety procedures throughout entire project duration.
• Assumes responsibility for managing all costs, budgets, billings, and financials on the project. Reports costs to the VP of Operations(and in some cases client) monthly according to the standard cost reporting procedures.
• Attends, leads, and participates in all project meetings as required.
• Manages relationships with all the project participants with a consideration towards all potential future opportunities, including clients, vendors, prospective clients, and project team.
• Manages closeout of all subcontractor contracts according to standard procedures.
• Performs other duties that may not be listed here but are part of assigned responsibilities.

• 3-7 years of relevant experience working in the construction industry.
• High school diploma required.
• Degree in Construction Management or a related field, or a combination of relative construction experience and education.
• Minimum 3 years of experience working with specialty scopes such as specialty ceilings, acoustical wall panels, exterior cladding systems, building expansion joints, wall protection, building accessories and door & hardware.
• OSHA 10 or 30 Certification is a plus.
• Excellent written and verbal communication skills, including the ability to read and interpret drawings and specs.
• Basic computer literacy with Microsoft Office (Excel, Outlook, Word).
• Exposure or experience with Primavera P6 or other construction accounting and scheduling programs.
• Positive attitude and eagerness to embrace new technology and tools in the industry.
• Ability to lead and desire to teach and mentor Project Engineers and Field employees.
