Job summary

Frederick Fox is seeking an experienced Project Manager to oversee multiple construction projects from pre-construction through completion. Qualifications

  • 5 years of relevant construction experience.
  • Bachelor's degree in Construction Management or related field preferred.
  • Strong knowledge of contracts, plans, specs, and building codes.
  • Experience with MS Word, Excel, MS Project, and Outlook.
  • Proficiency with Procore and Bluebeam.
  • Strong written and verbal communication skills.
  • Excellent organizational skills and attention to detail.

Project Manager

Position Overview

We are seeking an experienced Project Manager to oversee multiple construction projects from pre-construction through completion. This role is responsible for managing project schedules, budgets, contracts, design coordination, permitting, and project closeout while maintaining strong relationships with owners, consultants, subcontractors, vendors, and other stakeholders.

Key Responsibilities

Pre-Construction

  • Coordinate plan development, permitting, and reviews with applicable authorities.
  • Review project plans and specifications for quality control.
  • Coordinate with field operations and subcontractors to develop project schedules.
  • Lead pre-construction and constructability reviews.
  • Manage plan development, permitting, quality control, and schedule development.

Contracting

  • Review trade scopes and provide recommendations or adjustments.
  • Coordinate with the contracting team to prepare bids and execute contracts.
  • Participate in subcontractor selection and contracting meetings.
  • Review and process submittal packages with engineers and owners.
  • Review scope changes and ensure contracts are executed in a timely manner.

Budget & Financial Management

  • Manage and maintain the overall project budget.
  • Coordinate project soft costs with development leadership.
  • Lead project job cost review meetings.
  • Review and process project change orders.
  • Review and approve project pay applications and general conditions costs.
  • Coordinate subcontractor communications related to pay applications.

Project Management

  • Coordinate design issues and project requirements between consultants, subcontractors, and vendors through the RFI process.
  • Communicate project goals and requirements to field personnel.
  • Lead project-related meetings and coordinate project activities.
  • Manage project closeout, including punch lists, warranties, O&M documentation, lien releases, and final turnover.
  • Maintain positive relationships with owners, design consultants, property managers, inspectors, and other stakeholders.
  • Mentor and train other team members.

Reporting

  • Lead OAC and draw meetings and maintain meeting minutes.
  • Prepare and distribute monthly progress reports.
  • Ensure lender reporting is updated and submitted on time.
  • Manage ADA and consultant site visit reports.
  • Maintain accurate project documentation and reporting.

Qualifications

  • 5 years of relevant construction experience.
  • Four-year degree in Construction Management or a related field preferred.
  • Strong knowledge of construction contracts, plans, specifications, and building codes.
  • Experience with Microsoft Word, Excel, MS Project, and Outlook.
  • Proficiency with Procore and Bluebeam.
  • Knowledge of mechanics liens, stop notices, and construction contracting requirements.
  • Strong written and verbal communication skills.
  • Excellent organizational skills and attention to detail.
  • Ability to maintain accurate contract files and project documentation.
  • Self-starter with sound judgment, tact, and a strong sense of responsibility.
  • Ability to manage multiple projects, priorities, and deadlines concurrently.
