The role demands strong scheduling, budgeting, and change-order analysis with a proactive leadership style to guide design and construction teams. Ideal candidates have a technical background in engineering/architecture, Excel and Procore proficiency, and a track record of delivering complex commercial projects on time and within budget.

Qualifications

  • The ideal candidate holds a bachelor’s degree in Engineering, Construction Management, or Architecture.
  • Minimum 5 years of direct experience in managing commercial construction.
  • Proficiency in Microsoft Excel, Word; ideally Microsoft Project.
  • Ability to manage complex processes and personalities calmly and effectively.
  • Technical knowledge of building components and systems.
  • Strong understanding of estimating, budgeting, scheduling, and contracts.
  • Experience with project management processes (contracts, submittals, RFIs, close-out).
  • Familiarity with Procore; knowledge of prevailing wage requirements, NAC, CASp.
  • Excellent verbal and written communications; collaborative yet independent.

Responsibilities

  • Negotiate subcontracts and ensure clear contract exhibits and alignment.
  • Maintain on-time, on-budget project delivery through proactive controls.

PROJECT MANAGER - GROUND-UP MULTI-FAMILY RESIDENTIAL

Our company is seeking a multi-faceted construction project manager to work closely with principals and partners to manage large and complex multi-family, mixed-use construction projects. We're looking for a highly motivated manager with a strong analytical skillset with high competency in schedule, budget and change order analysis; a self-starting team leader who can both take and give direction constructively. We need someone with a passion for building and an eye for design. This candidate must be able to communicate clearly and effectively, build strong relationships and hold integrity above all else.

Construction management and engineering degrees are favored. Complex commercial construction experience is a must; multi-family/affordable housing construction experience preferred. This candidate must be highly analytical, organized and detail-oriented; be able to generate, audit and meet project schedules; possess strong writing and interpersonal skills; and be a service-oriented team player who can thrive independently in a fast-paced environment.

Compensation: Commensuratewith experience. ($110,000 - $140,000)

THE REQUIREMENTS

The ideal candidate will possess the following attributes:

  • A bachelor's degree with a preferred concentration in Engineering, Construction Management, or Architecture;
  • Minimum 5 years of direct experience in managing commercial construction;
  • Proficiency in Microsoft Excel and Word. Ideally experience and proficiency with Microsoft Project.
  • The ability to manage complicated processes and personalities by staying focused, calm, and organized;
  • Technical knowledge of building components and systems;
  • A solid understanding of the construction management process including estimating, budget control, scheduling, change management, design oversight, procurement, and contract administration.
  • Thorough knowledge of project management procedures (contracts, change orders, submittals, RFIs, insurance, invoicing, releases, and close-out);
  • Experience with project management software - Procore preferred;
  • Experience with Prevailing Wage requirements and compliance;
  • Experience with LAHD NAC and CASp requirements;
  • Experience with utility coordination;
  • Excellent verbal and written communications skills;
  • Ability to devise and implement new systems and structures to improve the construction oversight process to be more proactive, focused and ensure accountability;
  • Transparent communication with both good and bad news;
  • Effective collaboration skills, even during difficult situations such as conflict amongst team members;
  • Eager and flexible to embrace change;

THE DESCRIPTION
  • Responsible for management of construction processes for multi-family and mixed-use construction projects;
  • Implement systems to ensure a detail-oriented and organized execution of construction processes;
  • Responsible for thorough subcontract negotiation and contract exhibits (including schedule of values, schedule, assumptions and qualifications, etc.) to ensure contract documents are a precise "meeting of the minds" between General Contractor and Subcontractors;
  • Implement systems during construction to ensure projects are finished on time and on budget;
  • Run OAC meetings and assist Owner to manage design team to ensure timely and precise field direction as needed.
  • Ability to conduct thorough constructability reviews during design and pre-construction and recommend solutions.
