Job summary

Prime Group is seeking a Project Manager to lead construction execution from start-up to closeout on ground-up and renovation projects valued from $10M to $100M+. The role emphasizes budgets, schedules, safety, and client relations, with a leadership focus across project teams.

The position requires a 4-year degree and 7–10 years of experience, including 3–5 years in supervision. OSHA 30 familiarization and PMP/LEED credentials are preferred.

Responsibilities

  • Manage all phases of the project lifecycle: preconstruction, construction, and closeout.
  • Establish and develop high-performance project teams through mentoring, coaching, and ongoing training.
  • Define project goals and objectives and communicate roles and responsibilities to project team members.
  • Promote ethics, compliance, safety, and quality across projects.
  • Foster strong relationships with clients, consultants, subcontractors, vendors, and field staff.
  • Drive subcontractor procurement and buyout; maintain logs for buyout and permits.
  • Develop, maintain, and monitor project budgets and cost forecasts.
  • Create and update schedules; ensure alignment with milestones.
  • Lead project meetings with owner, architect, subcontractor, safety, and coordination teams.
  • Ensure documentation: RFIs, submittals, change orders, minutes, progress reports.
  • Oversee site activities for safety and quality; manage risks and mitigation.
  • Forecast cost-to-complete and manage exposures to maintain profitability.
  • Oversee subcontractor payments and lien waivers; manage owner billings.
  • Close-out: collect as-builts, warranties, manuals, COs; turnover to client.

Job Summary

The Project Manager is responsible for overseeing the complete execution of construction projects from start-up through closeout, ensuring adherence to project plans, schedules, budgets, quality standards, and safety requirements. The role requires strategic planning, leadership of project teams, financial management, and client satisfaction, while upholding Prime's Core Values and operational excellence standards.

What You'll Do
Project Leadership and Oversight
  • Manage all phases of the project lifecycle: preconstruction, construction, and closeout
  • Establish and develop high-performance project teams through mentoring, coaching, and ongoing training
  • Define project goals and objectives and communicate roles and responsibilities to project team members

  • Foster strong working relationships with clients, consultants, subcontractors, vendors, and field staff
Preconstruction and Planning
  • Collaborate with Preconstruction and Estimating teams on project budgets, scopes, constructability reviews, and value engineering
  • Drive the subcontractor procurement and buyout process; establish and maintain buyout and permit logs
  • Assist in securing all required permits and approvals prior to project start
Construction Management
  • Develop, maintain, and monitor project budgets, cost forecasts, and financial reports
  • Create and update project schedules, ensuring alignment with subcontractor activities and milestones
  • Lead and participate in project meetings including owner, architect, subcontractor, safety, and coordination meetings
  • Ensure timely and accurate project documentation: RFIs, submittals, change orders, meeting minutes, and progress reports
  • Supervise field activities to ensure adherence to design, specifications, safety standards, and the project schedule
  • Proactively identify and manage project risks, recommending and implementing mitigation strategies
Financial Controls and Reporting
  • Forecast project cost-to-complete and manage exposures to ensure project profitability
  • Oversee subcontractor payment applications, lien waiver collection, and manage owner billings
  • Track allowances, change orders, and back charges diligently, avoiding financial leakage
  • Participate in monthly project and financial reviews with senior leadership
Safety and Quality Management
  • Ensure strict adherence to OSHA, Prime, and project-specific safety policies
  • Conduct periodic site inspections with Superintendents and Safety Officers
  • Ensure quality control and assurance procedures are followed to meet or exceed project specifications
Close-Out and Turnover
  • Lead the project closeout process, ensuring timely collection and delivery of as-builts, warranties, manuals, and certificates of occupancy
  • Manage punch list development, completion, and project turnover to the client
  • Obtain and process the release of all construction bonds
What You Bring
Education and Experience
  • Bachelor's degree in Construction Management, Civil Engineering, Architecture, or a related field required
  • 7-10 years of progressive construction management experience, including 3-5 years in a supervisory or project management role
  • Experience managing ground-up and large-scale renovation projects ($10M-$100M+) preferred
Knowledge, Skills, and Abilities
  • Proficiency in Microsoft Office Suite (Excel, Word, Outlook), Bluebeam, Primavera P6, Procore, Sage 300, Textura, or equivalent systems
  • Advanced knowledge of construction scheduling, budgeting, cost control, purchasing, and engineering principles
  • Familiarity with LEED certification standards and LEAN construction methodologies preferred
  • Ability to read and interpret contracts, drawings, specifications, and project schedules
  • Strong leadership, communication, and team-building skills
  • Highly developed negotiation, conflict resolution, and client management capabilities
  • Strong problem-solving, analytical thinking, and decision-making skills
  • Business judgment skills demonstrated by achieving profitability, client satisfaction, and successful project closeouts
  • Sense of urgency, initiative, and ownership with the ability to handle competing priorities
  • Ability to train, mentor, and motivate diverse project teams to deliver excellence
Certifications
  • OSHA 30-Hour Certification (required)
  • PMP Certification, CM-Lean, or LEED AP designation is preferred
  • CPR/First Aid Certification (preferred)
Physical Demands
  • Ability to visit project sites and perform site inspections
  • Regularly required to stand, walk, sit, reach, climb, balance, stoop, kneel, or crouch
  • Must be able to lift/move up to 50 pounds occasionally
Work Environment
  • Construction site environment with exposure to moving machinery, heights, outdoor weather conditions, and elevated noise levels
  • Office environment as needed for project meetings, documentation, and reporting
