Job summary

Qualifications

  • 5–7+ years of commercial construction project management experience with a General Contractor.
  • Experience managing commercial projects from startup through completion and closeout.
  • Strong understanding of commercial construction means, methods, sequencing, and scheduling.
  • Experience with RFIs, submittals, contracts, subcontracts, purchase orders, change orders, procurement, and closeout.
  • Strong understanding of project financials, including budgets, job costs, forecasting, cost-to-complete, owner billing, and subcontractor payments.
  • Ability to read and interpret construction drawings and specifications.
  • Experience coordinating and managing multiple subcontractor trades.
  • Proficiency with construction management software and Microsoft Office.
  • Valid driver's license and ability to travel to project sites as needed.

Responsibilities

We are seeking an experienced Project Manager to join our Elk Grove team and manage commercial construction projects from preconstruction and startup through completion and closeout.

The ideal candidate is a proactive, solutions-oriented construction professional who takes ownership of projects, anticipates issues, communicates effectively, and manages project financials, contracts, schedules, subcontractors, and client relationships without requiring continual day-to-day direction.

WHAT YOU’LL DO
Preconstruction & Project Setup
  • Participate in project turnover, preconstruction planning, budgeting, and scheduling.
  • Review contracts, drawings, specifications, scopes of work, and project requirements.
  • Coordinate subcontractor bidding, scope reviews, buyout, and procurement.
  • Establish project documentation, budgets, cost codes, commitments, and schedules.
  • Coordinate with field leadership on mobilization, logistics, phasing, and project startup.
Project Management
  • Manage assigned commercial projects from startup through final closeout.
  • Serve as a primary point of contact for clients, subcontractors, and internal project teams.
  • Lead project meetings and maintain proactive communication with all stakeholders.
  • Manage RFIs, submittals, subcontracts, purchase orders, change orders, procurement, and project documentation.
  • Work closely with Superintendents to manage schedules, field coordination, subcontractors, and potential delays.
  • Monitor long-lead materials, equipment, procurement, and delivery requirements.
  • Conduct site visits to monitor progress, quality, coordination, and overall project performance.
  • Identify project risks early and drive issues toward resolution before they negatively affect schedule, cost, quality, or client relationships.
  • Maintain accurate and current project information in Procore.
  • Manage project budgets, commitments, job costs, and financial reporting.
  • Review subcontractor/vendor invoices and payment applications.
  • Prepare and manage owner billings and supporting documentation.
  • Manage owner and subcontractor change orders from pricing through approval and execution.
  • Maintain accurate project forecasts and cost-to-complete projections.
  • Identify potential cost exposure, savings, and budget concerns.
  • Work closely with Project Accounting on billings, forecasting, retainage, and project financial reviews.
Team & Subcontractor Management
  • Work collaboratively with Superintendents and provide direction and support to assigned project team members.
  • Hold subcontractors accountable for contractual requirements, schedule, documentation, quality, and performance.
  • Coordinate effectively with Accounting, Estimating, Operations, and other internal departments.
  • Maintain strong relationships with clients, architects, engineers, subcontractors, and vendors.
Project Closeout
  • Lead punch list, turnover, and project closeout.
  • Ensure warranties, O&M manuals, as-builts, and required closeout documentation are complete.
  • Manage final billings, retainage, outstanding change orders, and subcontractor closeout requirements.
  • Ensure project financials, commitments, and documentation are properly reconciled and closed.
WHAT YOU BRING
REQUIRED QUALIFICATIONS
  • 5–7+ years of commercial construction project management experience with a General Contractor.
  • Experience managing commercial projects from startup through completion and closeout.
  • Strong understanding of commercial construction means, methods, sequencing, and scheduling.
  • Experience with RFIs, submittals, contracts, subcontracts, purchase orders, change orders, procurement, and closeout.
  • Strong understanding of project financials, including budgets, job costs, forecasting, cost-to-complete, owner billing, and subcontractor payments.
  • Ability to read and interpret construction drawings and specifications.
  • Experience coordinating and managing multiple subcontractor trades.
  • Strong client communication, leadership, negotiation, and problem-solving skills.
  • Ability to manage multiple priorities and deadlines.
  • Ability to work independently, take initiative, and drive projects forward.
  • Proficiency with construction management software and Microsoft Office.
  • Valid driver's license and ability to travel to project sites as needed.
PREFERRED QUALIFICATIONS
  • Experience with Procore.
  • Experience with a mid-size commercial General Contractor.
  • Experience with retail, grocery, restaurant, industrial, or entertainment construction.
  • Experience with ground-up construction, tenant improvements, renovations, or occupied facilities.
  • Experience managing multiple commercial projects.
  • CPM scheduling and estimating experience.
  • Bachelor's degree in Construction Management, Engineering, or related field preferred.
  • OSHA 30 certification preferred.

COMPENSATION & BENEFITS

Salary: $110,000 – $130,000 per year DOE

This is a full-time, on-site position based in Elk Grove, California, with travel to active project sites as required.
