About the roleSupplyX sources finish materials and FF&E directly from factories across East Asia for multifamily, hospitality, and commercial construction clients. This role owns the supplier side of finish materials packages - supporting precon during bidding, negotiating and awarding to factories, and holding suppliers accountable to spec, budget, and schedule through delivery.PurchasingSupport preconstruction during bidding with technical product information, value-engineering and alternate-material options, factory recommendations, and budget pricing and lead timesAt award, negotiate pricing with factories and select the most qualified product and vendor for the scopeReview and approve cutsheets against specification before release to productionManage submittal, sample, shop drawing, and approval cycles between factory, design team, and clientOwn the quality control process - pre-production samples, in-line and pre-shipment inspection, and third-party inspection coordinationResolve damage, shortage, and non-conformance claims with factoriesFactory vetting & vendor managementQualify new factories: capability and capacity assessment, certifications and test reports, audits, references, sample evaluation, financial and trade-compliance screeningMaintain a rated vendor base with performance tracking on quality, on-time delivery, and responsivenessNegotiate pricing, tooling, MOQs, lead times, payment terms, and warranty/remedy languageBuild long-term relationships that get SupplyX priority in production queues and preferential termsWhat you need5+ years in procurement, sourcing, or purchasing for construction finish materials - tile, stone, flooring, countertops, millwork, plumbing fittings, lighting, hardware, glazing, or similarDirect experience buying from factories in East Asia - factory-direct, not through a domestic distributor or trading companyDemonstrated track record vetting and onboarding new factories, including on-site or remote audit experienceAbility to read and interpret construction documents, finish schedules, and specification sectionsWorking knowledge of international logistics and Incoterms, and comfort with landed-cost modelingStrong Excel skills and the discipline to keep project data clean in a system of recordComfortable working across time zones - early or late calls with Asia are part of the jobWillingness to travel internationally for factory visits and trade fairsStrong plusesMultifamily, hospitality, or commercial project experience at scalePrior experience in an owner's-rep environment where you represented the buyer, not the manufacturerTrade compliance exposure - tariff classification, country-of-origin rules, forced-labor due diligence
