Job summary

SupplyX seeks an experienced procurement professional to manage finish materials sourcing for multifamily, hospitality, and commercial projects. You will own supplier relations, vet and onboard factories, and ensure compliance with specs, budgets, and schedules.

Responsibilities include supporting preconstruction bidding, negotiating terms, reviewing cutsheets, coordinating with design teams, and leading quality inspections through to shipment. Travel internationally is required.

Qualifications

• 5+ years in procurement, sourcing, or purchasing for construction finish materials.
• Direct experience buying from factories in East Asia.
• Demonstrated track record vetting and onboarding new factories, including audits.
• Ability to read and interpret construction documents, finish schedules, and specs.
• Working knowledge of international logistics, Incoterms, and landed-cost modeling.
• Strong Excel skills and disciplined data management.
• Comfort with calls across time zones with Asia.
• Willingness to travel internationally for factory visits and trade fairs.
• Multifamily, hospitality, or commercial project experience at scale.
• Experience in an owner's-rep environment representing the buyer.

• Build long-term relationships that secure priority production queues.

Job description

SupplyX sources finish materials and FF&E directly from factories across East Asia for multifamily, hospitality, and commercial construction clients. This role owns the supplier side of finish materials packages - supporting precon during bidding, negotiating and awarding to factories, and holding suppliers accountable to spec, budget, and schedule through delivery.

Purchasing

• Support preconstruction during bidding with technical product information, value-engineering and alternate-material options, factory recommendations, and budget pricing and lead times
• At award, negotiate pricing with factories and select the most qualified product and vendor for the scope
• Review and approve cutsheets against specification before release to production
• Manage submittal, sample, shop drawing, and approval cycles between factory, design team, and client
• Own the quality control process - pre-production samples, in-line and pre-shipment inspection, and third-party inspection coordination
• Resolve damage, shortage, and non-conformance claims with factories
• Qualify new factories: capability and capacity assessment, certifications and test reports, audits, references, sample evaluation, financial and trade-compliance screening
• Maintain a rated vendor base with performance tracking on quality, on-time delivery, and responsiveness
• Negotiate pricing, tooling, MOQs, lead times, payment terms, and warranty/remedy language
• Build long-term relationships that get SupplyX priority in production queues and preferential terms

What you need

• 5+ years in procurement, sourcing, or purchasing for construction finish materials - tile, stone, flooring, countertops, millwork, plumbing fittings, lighting, hardware, glazing, or similar
• Direct experience buying from factories in East Asia - factory-direct, not through a domestic distributor or trading company
• Demonstrated track record vetting and onboarding new factories, including on-site or remote audit experience
• Ability to read and interpret construction documents, finish schedules, and specification sections
• Working knowledge of international logistics and Incoterms, and comfort with landed-cost modeling
• Strong Excel skills and the discipline to keep project data clean in a system of record
• Comfortable working across time zones - early or late calls with Asia are part of the job
• Willingness to travel internationally for factory visits and trade fairs
• Multifamily, hospitality, or commercial project experience at scale
• Prior experience in an owner's-rep environment where you represented the buyer, not the manufacturer
