BNBuilders seeks a Preconstruction Manager to lead multiple projects through the preconstruction phase in Seattle, WA. The role requires coordinating internal and external teams, meeting tight deadlines, and adding value throughout the process.

The position emphasizes developing conceptual cost models, reviewing budgets, and participating in value engineering with design partners. This on-site role offers competitive salary and strong benefits.

Formación

• Minimum of eight years of vertical commercial building estimating experience.
• Experience in hospitality, higher education, mixed use, office and multi-family.
• Operations and field experience are a plus.
• Excellent computer skills, knowledge of On-Screen Take Off, iSqft, Bluebeam, and Proficiency in MS office suite.
• Extensive knowledge of bid preparations, including quantity survey procedures, sub-trade procurement, pricing and bid closing procedures.
• Ability to build an estimate without detailed plans and specifications.
• Ability to identify competitors and understand current local market conditions.
• Ability to identify risks associated with contract and project documents.
• Excellent oral and written communication skills.
• Ability to build relationship with owners, architects, engineers, subcontractors that lead to positive outcomes.
• Excellent team player and ability to manage and mentor estimators.

Responsabilidades

• Lead multiple projects simultaneously through preconstruction phase.
• Ensure well organized preconstruction process to resolve open items, maintain preconstruction schedule, continual budget review/notification and align project with goals of team.
• Present all preconstruction phases to teams with ability to clearly and concisely discuss project challenges while offering solutions.
• Develop conceptual cost models to assist owners and architects with preliminary planning.
• Prepare preliminary estimates and studies during preconstruction, monitor design development cost trends in order to detect over-runs and potential problem areas.
• Participate in the value engineering process as a solution provider.
• Support business development in proposal presentations, aid in building client and Architect/Engineer relationships.
• Review and advise on assigned estimates prepared by other assigned estimators. Maintain current estimating records, studies, unit prices, etc.
• Manage design build projects to align scope with budget.
• Management of design team and clients integral to process.
• Develop, manage, evaluate and award selection of design/build and design/assist trades. Review and maintain progress of trade partner through process of award to final design.
• Assist Project Managers in evaluating and analyzing subcontractor proposals.
