Schuchart Corporation is seeking a Preconstruction Manager in Seattle to lead the bid and preconstruction efforts for commercial projects. You will drive budgets, VE, constructability analyses, and aggressive bid strategies, collaborating with BD, design teams, clients, and trade partners.

The role requires deep commercial estimating expertise, strategic vision, and a track record of guiding projects through complex preconstruction phases.

Competenze

• Bachelor's degree in Construction Management, Civil Engineering, or a related field, or equivalent practical experience.
• 3+ years of experience in commercial construction estimating and preconstruction management.
• Estimating experience with Public Works.
• Proficiency with MS Office and software such as Bluebeam, MS Project, On-screen Takeoff, Building Connected, ProjectSight.
• Ability to read drawings and specifications.
• Strong written, verbal, negotiation, and presentation skills with executive interfacing.
• Deep knowledge of commercial building systems, budgeting, cost control, bid leveling, and risk management.

• Lead the preparation of comprehensive conceptual, schematic, design development, and GMP/lump-sum cost estimates across diverse commercial projects.
• Support the project team in communicating with Owners through meetings and deliverables.
• Analyze project requirements, risks, and market conditions; present strategic insights to executives for bid decisions.
• Analyze drawings, specs, and documents to support accurate quantity take-offs.
• Solicit and evaluate subcontractor and supplier bids for completeness and pricing.
• Maintain and update cost databases, historical data, and subcontractor lists.
• Direct the end-to-end bidding process including schedules, scope, and outreach.
