Job description

Location Preference: This is a remote US-based role, with a strong preference for candidates based in the Eastern half of the United States due to our expected growth trajectories in the region. This location alignment will enhance collaboration across time zones and support effective communication with team members, property partners, and stakeholders. The Role

Kasa is seeking a talented and driven individual to join our team as a remote Portfolio Revenue Manager. In this role, you will lead a small, high-performing revenue team and take full ownership of optimizing revenue and profitability across Kasa's expansive portfolio of hotels and multifamily properties.

You will leverage your deep expertise in revenue strategy to drive thoughtful and impactful outcomes, collaborating closely with Portfolio leadership to ensure alignment. A key focus of this role will be fostering strong relationships with property partners and driving financial prosperity across the portfolio.

This role reports directly to the Head of Revenue Strategy and requires close collaboration with teams across marketing, sales, financial strategy, and real estate. A key responsibility will be regular engagement with property partners and owners to align on strategies, foster strong relationships, and drive mutual success.

Responsibilities
  • Take full ownership of the properties within your portfolio, with performance measured on both absolute and relative metrics.
  • Actively monitor and adjust pricing across your portfolio markets to optimize revenue.
  • Collaborate proactively with Sales, Marketing, and Operations to implement strategies aimed at improving the bottom line for property owner partners.
  • Conduct recurring revenue performance reviews for executives and the broader leadership team at Kasa.
  • Implement innovative pricing strategies and lead efforts to identify and capitalize on ancillary revenue opportunities.
  • Produce top-line forecasting and budgeting reports for portfolio properties, leveraging market data and competitive analysis to inform decision-making.

The Revenue Management team is responsible for the performance of our units across all markets.

  • Revenue Management Expertise: Strong familiarity with hotel and/or vacation rental yield management techniques, with a proven ability to optimize revenue.
  • Effective Communicator: Excellent verbal and written communication skills, with the ability to present confidently and clearly to both internal and external stakeholders.
  • Collaborative Team Player: Dependable and responsive, with a reputation for solving problems and answering revenue-related questions. Highly organized and detail-oriented, with meticulous note-taking practices.

  • Detail-oriented and Time Management Proficient: Excels in managing multiple ongoing processes, maintaining superior attention to detail, and meeting deadlines.
  • Analytical and Data-Driven: Skilled at analyzing large datasets to generate insights that inform pricing decisions and maximize revenue strategies.
Experience
  • 4+ years of experience in a yield or revenue management role.
  • Proficient in Google Sheets, Microsoft Excel, and familiarity with online booking channels (Airbnb, Expedia, Booking.com, VRBO, etc.), and pricing tools.
  • You have yield and/or revenue management experience in the short-term rental apartments/vacation rental sector.
  • Experience in SQL or using data visualization tools like Looker or Tableau.
In one year, you will succeed at Kasa by having:
  • Take ownership of pricing decisions and yield management initiatives within your portfolio.
  • Achieve an overall increase in RevPAR based on pre-determined goals.
  • Help the underwriting team to evaluate new or existing market opportunities.
  • Provide real-time analytics to senior leadership for strategic decisions.
  • Be instrumental in building proprietary algorithms to ensure Kasa's long-term financial success.
  • Collaborate with the guest experience team to streamline pricing inquiries.
Day in the Life of a Kasa Portfolio Revenue Manager
  • Actively monitor occupancy and prices across 20+ properties.
  • Adjust pricing to maximize perishable inventory.
  • Implement new yield management programs for the portfolio and individual properties.
  • Optimize online channel mix and drive new channel expansion decisions.
  • Recommend fee and billing changes to maximize margin expansion.
  • Collaborate with marketing, sales, and reservations teams to improve overall RevPAR.
  • Deliver meaningful revenue analytics to senior leadership.
  • Collaborate with the tech team to develop pricing algorithms and improve proprietary yield management systems.
