Job summary

Shea Properties is seeking a Floating Service Manager to oversee day-to-day maintenance across multiple apartment communities. You will manage maintenance staff, coordinate repairs, and use Yardi for work orders and reporting.

The role emphasizes adherence to company standards, safety, and budgets. On-site leadership will require strong communication, prioritization, and hands-on skills in carpentry, plumbing, electrical, HVAC, and general maintenance.

Qualifications

• High School Diploma or equivalent with HVAC, plumbing, electrical, and carpentry related courses.
• Experience supervising staff and coordinating maintenance teams.
• Knowledge of budgeting and cost controls in property management.

Responsibilities

• Act as SME to support portfolio service managers with complex issues and maintenance projects.
• Assist with new build punch lists and unit acceptance.
• Train and develop service staff; supervise and coach team members.
• Prioritize and delegate maintenance work and service requests for apartment communities.
• Utilize Yardi to track work orders and reporting.
• Inspect properties, prepare inspection reports for review monthly.
• Conduct weekly property inspections and schedule required work.
• Maintain compliance with building codes and safety standards.
• Manage vendor bids, budgets, and operating expenses with Community Manager.
• Oversee recruitment and onboarding of service staff.
• Deliver safety trainings and ensure equipment availability.
• Support on-call maintenance during evenings, weekends and holidays.
• Perform other duties as assigned.
