WinnCompanies is seeking a Part-Time Property Manager I for Diamond Street Apartments, a 45-unit affordable community in Anderson, CA. You will manage daily operations, leasing, budgets, and compliance while delivering excellent resident service. Strong leadership and experience in multifamily housing and LIHTC are preferred.

The role emphasizes occupancy growth, rent collections, and teamwork with maintenance. Part-time schedule is 24 hours weekly, with no Winn benefits.

Qualifications

• 1-3 years of property management or multifamily housing experience.
• LIHTC program experience preferred.
• Supervisory or team lead experience.
• Knowledge of landlord-tenant laws and property operations.
• Experience with budgeting and financial reporting.

Responsibilities

• Oversee daily operations of a multifamily community to maintain occupancy and compliance.
• Lead leasing activities including applications, move-ins/outs, renewals, and rent increases.
• Drive occupancy, rent collections, and resident satisfaction toward goals.
• Prepare budgets, reports, POs, invoices, and variance analyses.
• Ensure LIHTC/HUD/affordable housing program requirements where applicable.
• Coordinate with maintenance to preserve assets and run preventive maintenance.
• Train and develop site team to deliver a customer-focused culture.
