AWI Management Corp. is seeking a dedicated Property Manager to oversee a 36-unit apartment community in Middletown, CA. You will manage daily operations, screen applicants, prepare leases, collect rents, and ensure property standards while delivering excellent service to residents.

The role emphasizes building resident relationships, coordinating maintenance, enforcing policies, and marketing vacant units. Experience with RD, HUD, or LIHTC is strongly preferred.

Responsibilities

• Preparing leases, house rules, and required documentation.
• Managing tenant certifications and recertifications.
• Conducting move-ins and move-outs.
• Collecting rent and security deposits.
• Enforcing lease agreements and community policies.
• Coordinating maintenance and ensuring property standards are met.
• Maintaining strong curb appeal and property presentation.
• Marketing and advertising vacant units to attract qualified residents.
• Responding appropriately to emergency situations.
• Following company policies and procedures.
