Job summary

SUHRCO Residential Properties seeks a Maintenance Supervisor to lead day-to-day maintenance operations across the property, oversee staff, coordinate repairs and capital projects, and work with outside vendors to keep buildings and grounds well maintained for residents.

This role emphasizes safety, budget management, bid reviews, and reporting; requires at least 2 years maintenance experience, a technical certificate, and strong analytical and organizational skills.

Qualifications

• Minimum 2 years related maintenance experience.
• Certificate from a technical school or college, or equivalent combination of education and hands-on maintenance experience.
• Demonstrated experience leading or supervising a maintenance team.
• Strong analytical, organizational, and problem-solving abilities.
• Ability to understand written instructions, work orders, and basic technical documentation.
• Physical capability to perform maintenance duties, including lifting up to 50 pounds.

Responsibilities

• Conduct routine inspections of buildings, grounds, and equipment to identify maintenance needs, staffing requirements, and resource allocation.
• Assign, monitor, and review maintenance, repair, and renovation work; obtain and evaluate proposals from external contractors when necessary.
• Oversee vendor and contractor projects to ensure work is completed according to scope, specifications, and quality expectations.
• Procure maintenance materials, tools, equipment, and supplies.
• Develop, monitor, and manage the maintenance operating budget.
• Track labor, materials, and expenses; compile reports and provide cost analysis to management.
• Evaluate contractor performance and submit bid recommendations for approval.
• Assist with general property upkeep, including unit turns and cleaning when needed.
• Attend scheduled meetings and participate in ongoing training and development.
• Enforce safe work practices and address safety or security issues promptly.
