Qualifications

• High school diploma or GED required.
• Three to five years of maintenance experience in residential property management.
• One to three years of supervisory experience.
• CFC Type II or Universal certification required.
• Strong knowledge of safety and regulatory requirements.

Responsibilities

• Recruit, train, supervise, and schedule maintenance staff.
• Ensure 24/7 emergency coverage in coordination with the Property Manager.
• Enforce uniforms, safety, and performance standards.
• Maintain payroll records and scheduling documentation.
• Oversee service requests, repairs, and unit turns for quality and timeliness.
• Implement and manage preventative maintenance programs.
• Conduct inspections to ensure curb appeal, safety, and workmanship.
• Ensure OSHA, EPA, ADA, and Fair Housing compliance; lead safety meetings.
• Identify and correct unsafe conditions.
• Maintain logs, manuals, and reporting calendars; manage inventory and tool tracking.
• Coordinate monthly water consumption readings and reporting.
• Manage contractor performance and capital project priorities; report issues to the PM.

This role is responsible for leading the maintenance team, implementing preventative maintenance programs, ensuring regulatory compliance, and protecting the long-term value of the property.

What You\'ll Do

Leadership & Team Management

• Recruit, train, supervise, and schedule maintenance staff
• Ensure 24/7 emergency coverage in coordination with the Property Manager

• Maintain payroll records and scheduling documentation

Maintenance Operations

• Oversee service requests, repairs, and unit turns to ensure quality and timeliness
• Implement and manage preventative maintenance programs
• Conduct inspections to ensure curb appeal, safety, and workmanship standards

Safety & Compliance

• Ensure compliance with OSHA, EPA, ADA, and Fair Housing regulations
• Conduct regular safety meetings and training
• Identify and immediately correct unsafe conditions

Administrative & Inventory Oversight

• Maintain logs, manuals, and reporting calendars
• Manage inventory, tools, key control, and equipment tracking
• Coordinate monthly water consumption readings and reporting

Vendor & Capital Oversight

• Manage contractor performance and adherence to contracts
• Assist with prioritization and execution of capital improvement projects
• Report vendor or workmanship issues to the Property Manager

Schedule & Requirements

• Participation in on‑call rotation required
• Reliable transportation required
