Qualifications

• 2+ years maintenance experience.
• Certificate from tech school or college, or equivalent.
• Experience leading a maintenance team.
• Strong analytical, organizational, and problem-solving abilities.
• Ability to read work orders and basic technical documentation.
• Working knowledge of basic math, measurements, and calculations.
• Physical capability to perform maintenance duties (lifting up to 50 lbs).
• Professional, reliable, service-oriented approach with focus on resident satisfaction.

Responsibilities

• Conduct routine inspections of buildings, grounds, and equipment to identify maintenance needs and resource allocation.
• Assign, monitor, and review maintenance and repair work; obtain proposals from external contractors when needed.
• Oversee vendor and contractor projects to ensure scope, quality, and timelines are met.
• Procure maintenance materials, tools, and supplies.
• Develop and manage the maintenance operating budget.
• Track labor, materials, and expenses; provide cost analysis to management.
• Evaluate contractor performance and submit bid recommendations for approval.
• Assist with unit turns, cleaning, and general property upkeep as needed.
• Attend scheduled meetings and participate in training.
• Enforce safe work practices and address safety issues promptly.
