River View Residential in Washington, DC, is seeking a Maintenance Supervisor to oversee the maintenance, safety, and appearance of the community. Qualifications

  • High school diploma or GED required.
  • Three to five years of apartment maintenance, building maintenance, facilities maintenance, or related experience required.
  • Previous maintenance leadership or supervisory experience preferred.
  • Strong working knowledge of plumbing, electrical, HVAC, appliance repair, carpentry, painting, drywall, locks, and general building maintenance.
  • Ability to diagnose maintenance issues and determine appropriate repair solutions.
  • Ability to plan, prioritize, assign, and inspect work.
  • Ability to communicate effectively, both verbally and in writing.
  • Ability to prepare accurate maintenance records, reports, and documentation.
  • Ability to supervise, coach, train, and hold team members accountable.
  • Ability to respond to and resolve maintenance issues promptly.
  • Ability to participate in on-call coverage after hours, on weekends, and on holidays.
  • Valid driver’s license and automobile insurance coverage required.
  • Legal authorization to work in the United States required.

Responsibilities

  • Directly supervise maintenance department team members.
  • Plan, assign, and monitor daily maintenance responsibilities.
  • Match assignments to each team member’s skills, experience, and training.
  • Establish clear performance, quality, productivity, and safety expectations.
  • Inspect completed work to ensure repairs meet River View Residential standards.
  • Provide regular performance feedback, coaching, training, and recognition.
  • Address performance concerns, team member complaints, and operational issues promptly.
  • Assist with interviewing, onboarding, training, evaluating, and disciplining maintenance team members in accordance with Company policies.
  • Foster teamwork, accountability, professionalism, and continuous improvement.
  • Communicate staffing, performance, and resource concerns to the Community Manager.
  • Assist the Community Manager with scheduling maintenance team members according to community needs and business levels.
  • Ensure appropriate maintenance coverage is available for emergency response 24 hours a day, seven days a week.
  • Oversee the operation, maintenance, and repair of community building systems and equipment.
  • Diagnose and repair plumbing, electrical, HVAC, refrigeration, water-treatment, appliance, carpentry, drywall, painting, door, window, lock, and other building-related issues.
  • Repair leaking or damaged plumbing to prevent water damage and restore proper operation.
  • Diagnose electrical shortages, damaged wiring, fixtures, outlets, switches, and other electrical concerns within the scope of the position’s qualifications.
  • Maintain HVAC equipment to support proper climate control and system performance.
  • Perform appliance installation and repair.
  • Complete basic carpentry, painting, sheetrock, and drywall repairs.
  • Replace locks, keys, and related hardware as directed.
  • Identify potential safety hazards and complete or coordinate appropriate corrective action.
  • Apply preventive measures that reduce the likelihood of recurring maintenance problems.
  • Coordinate specialized repairs with approved vendors when work exceeds the maintenance team’s qualifications, licensing, or available resources.
  • Develop, schedule, implement, and evaluate preventive maintenance programs.
  • Maintain preventive maintenance schedules for building systems, equipment, amenities, and apartment homes.
  • Ensure preventive maintenance tasks are assigned and completed within established timelines.
  • Inspect equipment and building components regularly to identify potential failures or safety concerns.
  • Maintain accurate records of preventive maintenance activities, inspections, repairs, and follow-up needs.
  • Recommend repairs, replacements, upgrades, or capital improvements based on observed conditions.
  • Communicate significant building-system concerns and anticipated expenses to the Community Manager.
  • Support long-term preservation of community assets through timely maintenance and responsible equipment care.
  • Oversee the complete apartment make-ready process from vacancy through final inspection.
  • Inspect vacant apartment homes and create detailed lists of required cleaning, repairs, replacements, and improvements.
  • Establish make-ready priorities and schedules based on anticipated move-in dates.
  • Assign make-ready responsibilities to maintenance team members, vendors, and contractors.
  • Obtain required supplies, materials, equipment, and vendor support.
  • Complete maintenance and repair tasks as needed to maintain make-ready schedules.
  • Monitor the progress of each vacant apartment home and address delays promptly.
  • Inspect completed apartment homes to ensure they meet River View Residential quality standards.
  • Confirm that apartment homes are safe, clean, functional, and ready for resident move-in.
  • Communicate make-ready status, delays, and completion dates to the Community Manager and office team.
  • Maintain accurate apartment-turn and make-ready records.
  • Assist with recommending, scheduling, and coordinating third-party vendors and contractors.
  • Clearly communicate the scope of work, scheduling requirements, access procedures, and community standards.
  • Monitor vendor and contractor progress while work is being performed.
  • Inspect completed vendor work for quality and completeness.
  • Report incomplete, deficient, unauthorized, or unsatisfactory work promptly.
  • Maintain appropriate documentation for vendor services, repairs, inspections, and expenses.
  • Coordinate with the Community Manager before authorizing work or expenses outside the position’s established authority.
  • Help ensure vendors follow applicable safety requirements and community procedures while on-site.
  • Ensure maintenance team members have the supplies, tools, equipment, and materials necessary to complete assigned work.
  • Maintain accurate inventory records for maintenance supplies, replacement parts, tools, keys, and equipment.
  • Monitor inventory levels and initiate supply requests before essential materials are depleted.
  • Maintain tools, equipment, maintenance shops, storage areas, and workspaces in a clean and organized condition.
  • Ensure tools and equipment are used correctly and safely.
  • Report damaged, missing, or malfunctioning tools and equipment promptly.
  • Promote responsible use of materials and supplies.
  • Ensure chemicals, refrigerants, flammable materials, and other controlled products are properly stored and secured.
