Job summary

SHM LLC in Danville, VA is seeking a Maintenance Supervisor to lead the maintenance team, manage daily tasks, and ensure safe, reliable building operations.

You will perform hands-on trades, supervise technicians, schedule preventive maintenance, inspect units and systems, and train staff to uphold high standards in safety and service. This is a full-time on-site role supporting residents and building operations.

Qualifications

• High school diploma or GED required; technical certifications (e.g., HVAC, EPA) strongly preferred.
• Minimum 3 years of property maintenance experience, with 1+ years in a supervisory role.
• Strong working knowledge of plumbing, electrical, HVAC, painting, carpentry, and general repairs.
• Ability to read and interpret blueprints and technical documents.
• Experience with property management software or CMMS systems preferred.
• Excellent time management and communication skills.
• Ability to work on-call and respond to emergencies as needed.
• Valid driver’s license and reliable transportation required.

Responsibilities

• Supervise and coordinate daily work of maintenance technicians, porters, and contractors.
• Respond to resident maintenance requests and ensure timely resolution.
• Perform hands-on maintenance tasks, including plumbing, electrical, carpentry, HVAC, and appliance repair.
• Conduct regular inspections of units, common areas, building systems, and grounds.
• Prioritize and assign work orders while ensuring quality control and timely completion.
• Schedule and oversee preventative maintenance and seasonal property upkeep.
• Manage inventory of tools, equipment, and maintenance supplies.
• Ensure all safety protocols, building codes, and fair housing regulations are followed.
• Assist with make-ready turns, unit inspections, and capital improvement projects.
• Train, develop, and evaluate maintenance staff performance.
