Job summary

Southwest Equity Partners is seeking an On-site Manager in Escondido, CA. This part-time, on-site role requires living at the community, with an apartment option of $1,300–$1,700 plus utilities. Responsibilities include leasing, resident relations, and coordinating maintenance while meeting budgeted goals.

The position emphasizes resident satisfaction, rent collection, and timely responses to service requests, with a strong focus on marketing, leasing strategies, and compliance with housing laws.

Qualifications

• 2+ years of property management experience; multi-unit experience a plus.
• Bachelor’s degree preferred.
• Experience in supervising staff and coordinating a team.
• Proficient in Appfolio or similar property management software.
• Excellent oral and written communication skills.

Responsibilities

• Be the point-of-contact for all site visitors, leasing duties, rental inquiries, and property tours.
• Maintain high occupancy and rent levels per the property plan under Director oversight.
• Resolve resident concerns promptly and manage rent payments, notices, and renewals.
• Coordinate resident communications, newsletters, surveys, and lease violation letters.
• Oversee property inspections and maintain safety, cleanliness and curb appeal.
