The Gemma Apartments in Encinitas, operated by Southwest Equity Partners, is seeking an On-site Manager for part-time, in-person duties at the property. You will oversee daily operations, leasing, resident relations, budgeting, and compliance with applicable laws while coordinating maintenance and tenant services.

You will lead leasing activities to maintain high occupancy, manage resident communication, and ensure the property meets safety, cleanliness, and appearance standards.

Qualifications

• 2+ years of property management experience; multi-unit experience a plus.
• Proficient in Appfolio or other property management software.
• Strong communication and organizational skills are required.

Responsabilités

• Leasing: be the point-of-contact for residents, maintain occupancy and rent levels, handle inquiries, process tours and rent collection, coordinate newsletters and resident communications.
• On-site management: develop budgets, monitor financials, enforce leases, analyze market trends, implement marketing and leasing strategies, ensure maintenance responsiveness, and manage owner relationships.
• Resident relations: address complaints promptly, follow up on service requests, ensure cleanliness and safety, plan events and enhance resident experience.
