Brief Description

Middleburg is currently hiring an experienced Part-time Leasing Consultant to help manage the leasing process and assist with resident relations. Position Overview:
Leasing:
  • Manage all aspects of the leasing process, including leasing apartments, maintaining lists of available apartments, responding to inquiries, qualifying prospects, showing apartments, and preparing move-in paperwork.
  • Generate interest by touring the property with prospects and answering questions about amenities and community details.
  • Maintain knowledge of market, demographic, economic, and community factors. Conduct regular market surveys.
  • Use on-site property management software (e.g., RealPage, OneSite) to track availability, record traffic, manage data, and gather demographic information.
  • Recommend strategies to increase traffic and closing ratios.
  • Promote referrals and conduct outreach programs.
  • Develop and monitor referral programs for move-ins and resident retention.
  • Proactively contact prospects via telemarketing, cold-calling, and setting appointments.
  • Follow up with prospects and residents to ensure satisfaction and finalize lease agreements or renewals.
  • Accurately enter data into management software.
Administrative:
  • Inspect apartments with new residents at move-in, complete inspection forms, and review leasing paperwork and rules.
  • Manage lease renewal programs, track expirations, and ensure timely signing and fee collection.
  • Ensure compliance with Fair Housing laws and occupancy standards.
Marketing & Customer Service:
  • Execute marketing activities to drive traffic and create positive first impressions.
  • Maintain market knowledge through inquiries and property visits.
  • Review and recommend improvements to marketing materials.
  • Provide excellent service to residents to exceed expectations and promote retention.
  • Assist in planning resident events and maintaining property curb appeal.
  • Report on community conditions affecting safety and satisfaction.
  • Be available for emergencies, events, and weekends.
Requirements
Desired Knowledge and Experience:
  • High school diploma or equivalent; bachelor’s preferred.
  • At least 1 year of customer service or sales experience; leasing experience is a plus.
  • Excellent verbal and written English communication skills.
  • Experience with RealPage or similar property management software preferred.
  • Basic computer skills in Windows, internet navigation, and applications.
Physical Requirements:
  • Use of telephones and computers.
  • Ability to walk apartments and grounds, including steps.
  • Occasional lifting of up to 20 pounds.
  • May require driving a golf cart.
Work Schedule & Location
  • Typically weekdays and weekends; hours vary based on business needs.
