Job summary

AWI Management Corp. is seeking a Maintenance Technician to support an 88-unit apartment community in Oroville, CA. This part-time, non-exempt role involves hands-on property maintenance and resident service.

Responsibilities include completing work orders, painting, plumbing, electrical, carpentry, and groundskeeping tasks, plus coordinating with the Property Manager and vendors to keep systems in good condition.

Qualifications

• Good communication and interpersonal skills.
• Experience with subsidized housing programs (HUD, LIHTC, or RD) is helpful.
• General building maintenance skills including plumbing, electrical, carpentry, and painting.
• General groundskeeping and landscaping experience.

Responsibilities

• Complete maintenance requests and work orders promptly.
• Perform general maintenance tasks including painting, cleaning, plumbing, electrical, and carpentry repairs.
• Assist with preventative maintenance to ensure building systems remain in good working condition.
• Maintain grounds and landscaping to support strong curb appeal.
• Assisting with annual apartment inspections and identifying maintenance needs.
• Coordinate vendors and order supplies with the Property Manager.
• Maintain positive relationships with residents, vendors, and staff.
• Report lease or house rule violations when observed.
• Respond to emergency maintenance situations.
• Follow company policies and procedures.
