PMCS Group, a project and construction management firm, seeks an OAR I to represent the client from pre-construction through DSA certification and close-out in the Los Angeles area. You will manage budgets, schedules, and contractor activities, coordinating with public agencies to meet off-site requirements.

You will review docs, generate progress reports for upper management, negotiate change orders, and ensure compliance with project specs and client expectations.

Competenze

• Ten years of full-time professional experience in construction or project/construction management.
• At least three years coordinating complex projects with values exceeding $10M.

Mansioni

• Manage, oversee, and coordinate all phases of assigned projects — pre-construction, bid and award, construction, and close-out.
• Review pre-construction documents and provide comments to the Designer as necessary.
• Plan, organize, and prepare status and progress reports for Client upper management.
• Coordinate with outside public agencies during pre-construction and construction to comply with all off-site work requirements, and coordinate across Client and project staff.
• Manage project budget and schedule to the Client’s qualitative standards, monitoring budget monthly to reflect status.
• Direct the contractor's daily activities, review construction schedules and submittals, and coordinate responses to RFCs.
• Review substitution submittals for compliance with specifications and Client requirements.
• Receive, review, and negotiate Contractor Change Order Proposals for fair pricing and schedule impacts.
• Review the payment process and monitor payments to contractors, architects, engineers, and others.
• Coordinate District delivery of FF&E; monitor close-out through DSA certification and financial close-out.

Formazione

Bachelor's degree in architecture, engineering, or construction management

Bachelor's degree + CCM credential within 1 year

Certified Construction Manager (CCM) credential

15 years of experience in construction/project management
