Job summary

Think Power Solutions in Los Angeles, CA, seeks an experienced OAR I to lead pre-construction through close-out for large projects. You will manage budgets, schedules, and contractor activities while coordinating with public agencies and District staff.

The role requires a decade of construction/CM experience, a relevant degree, and CCM CMAA credential as a substitute. Strong leadership and negotiation skills are essential.

Qualifications

• 10 years of full-time experience in construction/CM, with 3 of 10 years overseeing $10M+ projects.
• Bachelor’s degree in architecture, engineering or construction management required.
• CCM credential may substitute for the education requirement.
• 15 years experience acceptable with similar responsibilities and 8 of 15 managing complex $10M+ projects (optional).

Responsibilities

• Oversee pre-construction through close-out for assigned projects.
• Review pre-construction docs and provide comments to Designer.
• Plan and prepare progress reports for upper management.
• Coordinate with public agencies and District staff.
• Manage project budget and schedule to meet standards.
• Direct contractor activities and review schedules/submittals.
• Negotiate change orders and address schedule impacts.
• Monitor payments to contractors, architects and engineers.
• Administer professional service agreements and district deliveries.
• Monitor project close-out with DSA and financial close-out.
• Perform other related duties.
