PMCS Group, Inc. is seeking an experienced OAR I to represent the owner’s interests from pre-construction through DSA certification and close-out in the Los Angeles area.

You will oversee budget and schedule, direct on-site activities, negotiate changes, and drive school projects to certification, ensuring quality and compliance with client standards. Qualifications

• Ten years of full-time paid professional experience in construction or PM on commercial/public facilities.
• At least three years coordinating complex projects with values over $10M.
• Ability to manage budget, schedule, and on-site contractor activities.

Responsabilités

• Manage all phases of assigned projects — pre-construction, bid/award, construction, close-out.
• Review pre-construction documents and provide comments to the Designer.
• Plan, organize, and prepare status and progress reports for Client upper management.
• Coordinate with outside public agencies during pre-construction and construction to comply with off-site work requirements.
• Manage project budget and schedule to Client standards, monitoring monthly.
• Direct contractor daily activities, review schedules and submittals, and coordinate RFCs.
• Review substitutions to confirm compliance with specifications and Client requirements.
• Receive, review, negotiate Contractor Change Order Proposals for fair pricing and schedule impacts.
• Review payment process and monitor payments to contractors, architects, engineers, and others.
• Administer Professional Service Agreements between Architects and the Client.
• Coordinate District delivery of FF&E.
• Monitor and manage project close-out through DSA certification and financial close-out.
