Job summary

gpac is seeking a Commercial Construction Project Manager to own and drive projects from preconstruction through closeout in the Milwaukee area. You will coordinate with field teams, manage budgets and schedules, and maintain strong client and trade partner relationships.

The ideal candidate brings extensive PM experience in ground-up, additions, renovations, or tenant improvements, with strong contract, procurement, and leadership skills.

Qualifications

• At least 5 years of commercial construction project management experience.
• Experience managing ground-up construction, additions, renovations, or tenant improvements.
• Strong understanding of construction contracts, budgets, scheduling, procurement, and subcontractor management.
• Ability to manage projects independently while collaborating effectively with field and office teams.
• Strong communication, organization, negotiation, and problem-solving abilities.
• Experience leading owner, architect, and contractor meetings.
• Willingness to visit project sites and travel periodically based on project requirements.

Responsibilities

• Manage commercial construction projects from preconstruction through final closeout.
• Develop and maintain project budgets, schedules, forecasts, and procurement plans.
• Coordinate subcontractor bidding, scope review, buyout, contract execution, and performance.
• Work closely with project superintendents to align field operations with budget, schedule, quality, and client expectations.
• Serve as the primary point of contact for owners, architects, engineers, consultants, and subcontractors.
• Lead project meetings and maintain clear communication among all project stakeholders.
• Manage RFIs, submittals, change orders, pay applications, purchase orders, and project documentation.
• Track long‑lead materials and resolve procurement or scheduling concerns before they affect the project.
• Identify potential risks early and develop practical solutions.
• Maintain accurate cost projections and provide regular updates to company leadership.
• Support constructability reviews, value engineering, design coordination, and preconstruction planning.
• Ensure projects are delivered safely, profitably, and according to the company's quality standards.
• Help develop Assistant Project Managers and Project Engineers assigned to your projects.
• Build strong client relationships that lead to repeat business.
