Job summary

EisnerAmper seeks an experienced Outsourced CFO to lead strategic financial initiatives for real estate private equity fund clients. You will advise fund sponsors, manage capital strategy, and oversee fund accounting, reporting, governance, and compliance.

This senior, client-facing role combines financial leadership with fund structuring and investments, driving growth and ensuring rigorous financial controls across complex fund structures.

Qualifications

• Bachelor's degree in accounting, finance, or a related field.
• 15+ years of accounting and finance experience with real estate private equity fund structures.
• Experience with fund accounting, capital accounts, waterfalls or promote calculations, and US GAAP financial reporting for investment funds.
• Experience with real estate debt structures, loan covenants, and financing processes.

Responsibilities

• Serve as trusted CFO advisor to real estate fund sponsors and general partners, providing insight on capital strategy, growth planning, fund economics, and major investment decisions.
• Develop forward-looking financial models, forecasts, and performance insights that guide portfolio strategy, capital allocation, and hold/sell decisions.
• Represent clients in strategic discussions with investors, lenders, and other stakeholders on financing, liquidity, and fund performance.
• Lead financial oversight across complex real estate funds, investment entities, and properties, including financial reporting, budgeting, forecasting, treasury, and liquidity planning.
• Oversee capital calls, distributions, capital accounts, preferred returns, and waterfall/promote calculations across LP/GP, co-investment, and joint venture structures.
• Lead investor reporting and performance measurement, including NAV, capital account reporting, IRR, equity multiple, and cash-on-cash returns.
• Provide financial leadership for acquisitions, dispositions, refinancing, and other significant transactions.
• Advise fund sponsors on the financial and operational implications of LPAs, operating agreements, and side letters, translating complex provisions into practical reporting, allocation, and waterfall methodologies.
• Oversee third-party fund administrators and other service providers to ensure accurate financial reporting, investor allocations, and compliance with governing documents and US GAAP.
• Establish and strengthen financial policies, processes, internal controls, and reporting practices that support scalable fund operations.
• Partner with legal and compliance professionals on fund regulatory obligations, including Form ADV and Form PF reporting, AUM calculations, regulatory examinations, and investor due diligence.
• Lead annual audit and tax processes, coordinating with external auditors and tax advisors to support timely financial statements, tax returns, and Schedule K-1s.
