This position is based in Los Angeles, CA; however, our company operates nationally, with a focus on large regional malls throughout the country.

Overview

As the Operations Manager at Baldwin Hills Mall, you will support the General Manager in overseeing all aspects of property operations to enhance asset value and performance. You will ensure the effective management of building systems, contracted services, construction activities, preventative maintenance programs, and safety procedures to maintain a high standard of operational excellence.

Qualifications

• Associate's degree required; Bachelor's degree is preferred.
• 3+ years of administrative and/or customer service experience in a corporate setting.
• Experience with shopping mall property management is a plus.
• Knowledge of accounts payable processes.
• Solid knowledge of construction practices, safety protocols, and operational procedures is essential.
• Proficiency with Microsoft Office (Word, Excel, PowerPoint).

Responsibilities

• Coordinate the operational aspects of the property to protect, maintain, and improve the value of the owner’s asset.
• Implement and monitor hazard control and team safety practices; ensure compliance with local codes and regulations.
• Implement preventive maintenance programs and anticipate repair needs.
• Select contracted services by developing scopes of work, requesting bids, monitoring performance, and managing contracts.
• Manage and supervise the maintenance team to ensure timely, budget‑conscious task completion.
• Develop and execute multi‑year capital project plans.
• Review public safety reports, identify trends, and develop preventive programs.
• Process and track insurance claims for proper follow‑up and mitigation.
• Coordinate tenant construction with tenant coordinators, contractors, and tenants.
• Monitor performance of in‑house and contracted services, ensuring standards are met.
• Develop action plans for capital projects and manage their completion.
• Purchase building and maintenance supplies, machinery, and equipment.
• Prepare and manage budgets, focusing on cost minimization.
• Assist the general manager with forecasting operational and capital expenses.
• Prepare monthly and quarterly ownership reports.
• Perform any other duties required to operate the regional shopping center successfully.
