Qualifications

  • OHSA General Industries 30-hour course preferred
  • Recognized industry certification preferred

Responsibilities

  • Operate a clean, well maintained property providing guests with a positive shopping experience
  • Oversee all physical assets to ensure maintenance to required standards in the most economical manner
  • Prepare multi-year capital and operating expense plans and projects with cost-control strategies
  • Regulate contractor compliance and assist Tenant Coordination with as-built conditions and utilities
  • Ensure safety systems are code compliant, maintained and documented
  • Support Safety, Health, and Environment practices and Life Saving Principles
  • Support sustainability efforts to reduce the property’s carbon footprint
  • Monitor utility consumption and manage building control systems
  • Develop direct reports while ensuring policy compliance
  • Collaborate with National Operations, Leasing, Finance, Marketing, HR, Development as needed
  • Review and approve invoices for accuracy and timely payment
  • Oversee operations during crises ensuring safety and security
  • Participate in MOD schedule; on-site required at least one Saturday per month
  • Split time between Northridge Fashion Center and Glendale Galleria
  • Other duties as assigned

Job description

The Associate Operations Manager assists the (Sr) Operations Manager with the cost-effective operation, maintenance, and long-term preservation of the physical assets of the property. The Associate Operations Manager assists the (Sr) Operations Manager & (Sr) General Manager to achieve property specific business metrics and goals primarily focused on physical operations, construction coordination, safety & health principles, contracted services oversight, and project management.

This position is designed to prepare the candidate to become the Operations Manager of a separate company property within 9-24 months, requiring the candidate to relocate depending on the company’s need.

Responsibilities
  • Operate a clean, well maintained property providing guests with a positive shopping experience
  • Work with (Sr) Operations Manager to oversee all physical assets to ensure they are maintained to required standards in the most economically efficient manner
  • Work with (Sr) Operations Manager to prepare and manage multi-year ordinary capital and operating expense plans and projects to meet or exceed company expectations, while also identifying operating expense control strategies and tactics
  • Support (Sr) Operations Manager in regulating general contractor’s compliance with Rules & Regulations, specific lease requirements, timely completion of construction, along with assisting Tenant Coordination with as-built conditions, available utilities, and any known constraints
  • Ensure property safety systems are code compliant, maintained and inspected, and Federal required reports and safety documentation is maintained and posted
  • Support the Safety, Health, and Environment program by incorporating GGPs’ Life Saving Principles into your work planning and execution
  • Support corporate sustainability efforts to reduce the property’s carbon footprint
  • Understand and monitor utility consumption, utility rates structures, utility rebates through the use of new and existing building control technologies/BAS systems including (but not limited to) lighting controls (BMS/EMS), HVAC, fire/life safety alarm systems, irrigation control, vertical transportation
  • Work with (Sr) Operations Manager to develop their direct reports while ensuring compliance with all company policies and procedures
  • Develop relationships with corporate departments including National Operations, Tenant Coordination, Leasing, Business Development, Accounting, Finance, Marketing, Human Resources, Development (as needed) to ensure property and corporate objectives are met
  • Review and approve invoices for accuracy and monitor for timely payment
  • Oversee operations during a crisis situation ensuring the safety and security of all customers, tenants, guests and assets
  • Participate in the Manager on Duty (MOD) schedule during non-office hours, including evenings, weekends, and holidays. MOD coverage may be defined as on call, when appropriate, and the MOD is required to be on-site at least one Saturday per month. The on-site requirements of the MOD will be determined and approved by leadership.
  • Split time between Northridge Fashion Center and Glendale Galleria.

Compensation
  • Salary type: Exempt
  • Annual Base Salary Range: $70,000 - $95,000
