Capital Square Living is seeking a Service Manager to oversee maintenance, grounds, and common areas at our Virginia communities in Richmond. You will lead work orders, inspections, vendor coordination, and safety compliance to maintain high property standards.

The role emphasizes resident service, preventive maintenance, and cost-conscious operations with opportunities for professional development in a growing company.

Qualifications

• High School diploma, GED, or related experience and/or training.
• Ability to use basic office machines such as copiers, faxes, calculators, postage meters, and multi-line phones.
• Proficiency in internet, word processing, spreadsheet, and database management programs.
• Strong customer service and interpersonal communication skills.
• Strong mathematical skills to review financial and administrative documents.

Responsibilities

• Assists and completes work orders generated from resident requests for service, diagnosing the cause and making repairs per policies and safety standards.
• Oversees and completes the make-ready process to prepare vacant apartments for leasing, scheduling vendors, obtaining supplies, inspecting work.
• Develops standards for cleanliness and appearance of the grounds, amenities, building exteriors, interiors, signage, leasing office, parking, and common areas.
• Periodically inspects work performed by staff to assess policies and procedures and develop corrective action plans as needed.
• Periodically inspects work performed by contractors to verify work, materials and services meet quality standards, scope and specifications.
• Maintains adequate inventory of spare parts and maintenance materials and works with Community Manager to order supplies within budgetary guidelines.
• Completes monthly preventative maintenance procedures as outlined in the Policy and Procedure Manual.
• Supports cost-cutting and expense control programs by fixing rather than replacing parts when possible, not being wasteful with materials and supplies and practicing the correct use of tools and equipment.
• Demonstrates customer service skills by treating residents and others with respect, answering questions from team and residents, responding sensitively to complaints about maintenance services and assigned work orders with efficiency and urgency.
