RentReady Homes, LLC is seeking an Onsite Property Manager for a 180‑unit community in Northwest Dallas. This full‑time, onsite role requires a hands-on leader to fill vacancies, reduce delinquency, and streamline operations.

The ideal candidate has 5+ years in multifamily property management, a track record of turning around underperforming properties, and strong budgeting, leasing, and team-building skills. Fluent English/Spanish is required.

Qualifications

• 5+ years of property management experience with leasing and delinquency responsibility.
• Proven track record of turning around underperforming properties.
• Experience building and leading teams.
• Systems mindset with ability to create processes from scratch.
• Bilingual in English and Spanish, both spoken and written.
• Experience with AppFolio property management software.
• Working knowledge of Slack.
• Proficient with Excel or Google Sheets.
• Multifamily experience, 150+ units preferred.
• Understanding of property budgets and P&L.
• Knowledge of Texas eviction process and Fair Housing requirements.
• Strong customer service and conflict-resolution skills.
• Highly organized with strong follow-through.
• Texas real estate license or CAM/CAPS preferred.
• Experience with lease-up or repositioning projects preferred.

Responsabilités

• Oversee day-to-day operations of a 180-unit community, including occupancy and collections.
• Lead, train, and develop the onsite team (leasing and maintenance).
• Drive leasing by managing tours, applications, renewals, and pricing.
• Manage delinquency from start to finish, including payment plans and evictions when needed.
• Create and implement SOPs for leasing, collections, move-ins/outs, work orders, and make-readies.
• Manage vendors: bids, scheduling, quality and cost control.
• Conduct regular unit and property inspections and oversee make-ready turns.
• Monitor the property budget and report financial performance.
• Track occupancy, delinquency, turn times, and work order completion.
• Communicate with residents, vendors, and ownership in English and Spanish.
• Ensure compliance with Fair Housing laws, Texas Property Code, leases, and policies.
