Job summary

Mercy Housing is seeking an on-site Property Manager for The Manzanita, an 80-unit family apartment building in San Leandro, CA. You will lead site staff, direct building operations, manage budgets, and oversee leasing, rent collection, and compliance.

Candidate experience in housing management and customer service is required. This on-site role includes diverse duties and close collaboration with maintenance and resident services teams.

Qualifications

• High school diploma or equivalent.
• Valid driver's license and ability to operate a vehicle.
• Knowledge of local and federal housing laws (Fair Housing, L/T laws).
• Experience handling finances for a property portfolio (budgets, income, expenses).
• Experience in housing management including HUD, LIHTC, Rural Housing, Tax‑Exempt Bond properties.

Responsibilities

• Oversees rent collection processes to ensure timely payments and benchmarks.
• Maintains occupancy targets through effective leasing strategies.
• Maximizes rents within regulatory guidelines.
• Manages operations within approved budgets and identifies cost savings.
• Reviews expenses to align with budget goals and drives CNOI performance.
• Ensures regulatory compliance and maintains resident files and certifications.
• Delivers strong customer service in partnership with staff.
• Other duties as assigned.
