Job summary

Mercy Housing seeks a Property Manager to lead site staff, oversee building operations, budgeting, rent collections, leasing, compliance and maintenance priorities at 1100 Ocean Ave. This is an on-site role focused on serving residents and strengthening community programs.

Ideal candidates will have property management experience including HUD, LIHTC, and familiarity with Fair Housing laws. Mercy Housing emphasizes a mission-driven culture with strong benefits and opportunities for growth.

Qualifications

• High school diploma or equivalent.
• Knowledge of local and federal housing laws, including Fair Housing and Tenant laws.
• Experience being accountable for financials.
• Experience in housing or property management including HUD, LIHTC, Rural Housing, and Tax-Exempt Bond properties.

Responsibilities

• Oversees rent collection processes to ensure timely payments and benchmarks.
• Maintains occupancy rates at or above budgeted targets through leasing strategies.
• Maximizes allowable rents within regulatory guidelines.
• Manages property operations within budget and identifies cost-saving opportunities.
• Reviews and controls property expenses to align with budget goals.
• Drives performance to meet or exceed CNOI objectives.
• Ensures compliance with regulatory requirements and maintains resident files and certifications.
• Delivers great customer service to residents in partnership with staff.
• Other duties as assigned.
