Job summary

Essex Property Trust is seeking a Maintenance Technician II to safeguard the upkeep of one or more residential properties. You will perform routine and preventive maintenance on essential systems, repair interior and exterior features, and prepare units for new residents.

You will join a team reporting to the Community Manager or Maintenance Supervisor. The role requires on-site work five days a week with on-call availability, safety compliance, and strong resident communication.

Qualifications

• HVAC, plumbing, and electrical repair skills.
• Ability to follow safety regulations and building codes.
• Strong communication with residents and teams.

Responsibilities

• Perform routine and preventive maintenance on building systems (HVAC, plumbing, electrical, appliances).
• Repair interior and exterior features (doors, windows, walls, flooring, fixtures).
• Respond to maintenance requests promptly and resolve issues effectively.
• Prepare vacant units for new residents, including painting, cleaning, and minor repairs.
• Conduct regular property inspections and maintain preventive maintenance schedule.
• Address on-call emergency requests and be available evenings/weekends/holidays as required.
• Maintain organized inventory of tools and materials for daily operations.
