Essex-Property-Trust is seeking a Maintenance Technician to perform routine and preventive maintenance across one or more properties in Seattle. You will handle HVAC, plumbing, electrical tasks and appliance repairs, ensuring units and common areas meet high standards of safety and functionality.

You will prepare vacant units for new residents, conduct regular inspections, and respond to maintenance requests promptly. On-call duty, weekends, and holidays may be required.

Qualifications

• High school diploma or GED required.
• 2+ years in property management or related experience.
• HVAC and/or CPO license preferred.
• Proficient in electrical, plumbing and appliance repair.
• Familiar with environmental hazards in residential housing.
• Ability to use a smartphone for property apps.
• Strong organization and time management.

Responsibilities

• Perform routine and preventive maintenance on building systems.
• Repair interior and exterior features; doors, windows, walls, fixtures.
• Respond to resident maintenance requests promptly.
• Prepare vacant units for new residents (paint, clean).
• Inspect property and maintain preventive maintenance schedule.
• Be on-call for emergencies; evenings/weekends/holidays.
• Maintain safety and compliance with codes.
• Complete work orders and document maintenance activity.
