Job summary

Greystar Worldwide, LLC seeks a maintenance technician to service inside and exterior building areas, grounds, and common spaces, ensuring safety, cleanliness, and functionality across the community.

The role requires HVAC certification, basic tools, and a couple of years in property maintenance. You will handle work orders, make-ready duties, routine inspections, and coordinate with vendors while maintaining a resident-focused service mindset.

Qualifications

• HVAC certification Type I/II or Universal if working on sealed HVAC system.
• Valid driver's license to operate a golf cart on property, if applicable.
• Experience in property management maintenance or related trade.
• Ability to read, write, and communicate effectively for operations.
• Proficiency with basic computer applications and maintenance records.

Responsibilities

• Respond to service requests and diagnose defects to perform repairs per policy and safety standards.
• Manage make-ready process for vacant units, including inspections and scheduling.
• Set standards for cleanliness and appearance of grounds, exteriors, and common areas.
• Inspect work of team members and contractors; implement corrective actions as needed.
• Maintain inventory of parts and tools; coordinate supply orders within budget.
• Perform monthly preventive maintenance per Policy and Procedure Manual.
• Assist in budget development for repairs and capital projects.
• Support cost-containment by repairing rather than replacing where feasible.
• Lead safety meetings and ensure MSDS and OSHA compliance.
• Provide excellent customer service and address resident questions promptly.
