Job summary

Tailwind Group is seeking a Maintenance Manager for The Quarters Bloomington in Bloomington, Indiana. This role leads the maintenance team, performs repairs, and partners with the Property Manager to keep the property operating at a high level and delivering excellent resident service.

The position requires 3+ years in building maintenance, EPA Level II (or higher) preferred, and supervisory experience. Daily on-site work, with schedule Monday–Friday 8:30am–5:00pm and occasional after-hours as

Qualifications

• Three or more years of experience in building maintenance.
• EPA Level II certificate or higher preferred.
• CPO certification preferred.
• One+ years of supervisory experience preferred.
• Valid driver’s license required.

Responsibilities

• Demonstrate excellent customer service with residents, prospects, vendors, officials, and community members.
• Maintain curb appeal with daily property walks and grounds upkeep.
• Perform general repairs in apartments, common areas, and building systems (electrical, plumbing, HVAC, appliances, drywall).
• Lead turnover and make-ready processes including furniture removal and staffing oversight.
• Review and manage open work orders to meet company standards.
• Collaborate with the Property Manager to ensure service quality and high-level operations.
• Assist with vendor bids and manage contractor relationships.
