Job summary

The Quarters Bloomington, managed by Tailwind Group, seeks a Maintenance Manager to lead the on-site maintenance team and ensure smooth operation of all building systems. You will perform repairs, oversee turnover, and coordinate with the Property Manager to maintain curb appeal and resident satisfaction.

This full-time, in-person role requires HVAC, electrical, and plumbing expertise, strong customer service, and the ability to manage on-call duties and vendor relationships.

Qualifications

• Three+ years of building maintenance experience, student housing a plus.
• EPA Level II certificate preferred; CPO certification preferred.
• Valid driver’s license is required.

Responsibilities

• Lead the maintenance team and perform general repairs across the property.
• Collaborate with the Property Manager to ensure high operating standards.
• Oversee annual turnover, make-ready processes, and vendor coordination.
• Respond to after-hours issues and manage on-call roster as needed.
• Maintain safe, clean, and well-functioning building systems and grounds.
