Job summary

Up Campus Management LLC is seeking a New Development General Manager in Charlottesville, VA to oversee Blume on Ivy from pre‑opening through stabilization. You will lead the onsite team, coordinate with regional and corporate partners, and drive occupancy, revenue, and guest experience while ensuring regulatory compliance.

The role requires strong financial acumen, LEADERSHIP, and hands‑on operational management in a new development setting.

Qualifications

• Bachelor’s degree or equivalent experience in student housing, property management, or related field.
• 3+ years of new development lease‑up experience or 600+ beds lease‑up experience
• Experience managing stabilized student housing properties
• Experience overseeing property operations including leasing, resident services, facilities, and team performance
• Strong financial acumen including budgeting, forecasting, financial reporting, and NOI management
• Experience supervising onsite property management teams
• Working knowledge of Entrata or comparable property management software
• Knowledge of Fair Housing requirements, landlord‑tenant regulations, and property risk management practices
• Strong communication, organizational, and problem‑solving skills

Responsibilities

• Oversee new development launch and operational readiness through opening.
• Lead onsite team and partner with regional leadership, corporate departments, and development partners.
• Develop property procedures, staffing plans, resident service standards, and workflows before opening.
• Oversee move‑in planning, unit readiness, resident communications, and opening logistics.
• Manage NOI, occupancy, revenue, and expenses; prepare budgets and forecasts.
• Review financial statements with leadership and ownership; implement cost controls.
