Job summary

Up Campus Management is hiring a New Development General Manager to oversee Blume on Ivy in Charlottesville, a brand-new student housing community. You will lead the pre-opening, opening, and stabilization phases, align with ownership and standards, and build a high-performing onsite team.

This role drives financial performance, occupancy, leasing, facilities, and resident experience, coordinating with regional leadership and development partners to ensure operational readiness and long-term

Qualifications

• Bachelor's degree or comparable relevant experience in student housing or property management.
• At least three years of new development lease-up experience or one year at a 600+ bed property.
• Experience managing stabilized student housing properties.
• Experience overseeing property operations including leasing, resident services, facilities, and team performance.
• Strong financial acumen including budgeting, forecasting, NOI management.
• Experience supervising onsite teams.
• Familiarity with Entrata or similar software.
• Knowledge of Fair Housing and risk management.
• Strong communication and organizational skills.

Responsibilities

• Lead onsite preparations for opening a new student housing community.
• Coordinate with leadership and partners to transition from construction to operations.
• Establish procedures, staffing plans, and service standards before opening.
• Oversee move-in planning, unit readiness, resident communications, and logistics.
• Manage financial performance, budgeting and NOI oversight.
• Oversee leasing and marketing to drive occupancy.
• Lead a high-performing onsite team and drive service standards.
• Ensure compliance with housing laws and safety requirements.
• Provide weekly, monthly, and quarterly performance reporting.
