Job summary

Greystar Worldwide, LLC is seeking a Maintenance Technician to ensure the physical condition of The Morgan at Chapel Hill meets Greystar standards. You will perform routine and preventative maintenance, manage make-ready work, source materials, and help maintain grounds and amenities on a Monday–Friday schedule with on-call rotation.

The role requires EPA refrigerant certifications, a valid driver’s license for on-site golf carts, and flexibility for evenings/weekends.

Qualifications

• EPA certifications Type 1 and II or Universal for refrigerant recycling
• Valid driver’s license to operate a golf cart on property
• Ability to work flexible schedule, including evenings, weekends and holidays

Responsibilities

• Completes assigned work orders from resident requests and preventative maintenance by diagnosing defects and making repairs per policies and codes.
• Completes the make-ready process to prepare vacant apartments for leasing by performing inspections, creating punch lists, scheduling vendors, and ensuring tasks are completed.
• Follows procedures to obtain materials from the maintenance department, tracks inventory, and notifies supervisor when re-ordering is needed.
• Completes documentation and paperwork to document and track service requests.
• Assists in maintaining grounds, common areas, and amenities by cleaning, painting curbs/signage, and debris removal.
• Supports cost-cutting by repairing rather than replacing parts and using materials efficiently.
