Responsibilities

• Completes work orders and preventative maintenance by diagnosing defects and performing repairs per policies, procedures, safety standards and codes.
• Executes the make-ready process to prepare vacant apartment homes for leasing, including pre-move-out inspections and coordinating repairs.
• Requests materials and tracks inventory from the maintenance department, notifying supervisors about re-ordering needs.
• Documents service requests in a timely and accurate manner for proper tracking.
• Maintains grounds, common areas, and amenities by cleaning and painting as needed.
• Supports cost-cutting efforts by repairing rather than replacing parts and using tools correctly.
• Complies with safety policies by attending routine safety meetings and trainings and reporting incidents promptly.
• Inspects contractor work to ensure quality and compliance with standards and specifications.
• Conducts routine property inspections and communicates physical needs to management.
