Job summary

PH Development Group seeks a Community Manager to oversee a senior apartment community in Petaluma. Live on-site housing is provided, with responsibilities including admissions, rent processing in Yardi, and regulatory compliance to HUD/LIHTC standards.

The role requires coordinating with Maintenance, conducting regular inspections, and ensuring resident safety and satisfaction. A minimum of two years in affordable housing is preferred, with strong organization and communication skills and

Qualifications

• Two years’ experience managing affordable housing developments and HUD/LIHTC familiarity preferred.
• Knowledge of California housing laws, including Fair Housing and Landlord/Resident laws preferred.
• Able to perform complex household income calculations using standard forms and methods.
• Promote harmonious relations among staff, residents, vendors, and the wider community.
• Detail oriented, organized, and capable of handling detailed paperwork thoroughly.
• Must comply with all applicable PHDG rules and regulations.

Responsibilities

• Follow the application process to meet funding, city, county, state, and federal requirements.
• Build community through regular gatherings and resident engagement.
• Review applications, verify information, and show available units.
• Manage move-ins/outs in Yardi; handle deposits, rents, and occupancy terms.
• Maintain occupancy through waitlist management and Fair Housing compliance.
• Instruct residents on emergency procedures and property rules.
• Maintain rent rolls and input all transactions in Yardi accurately.
• Ensure recertifications meet regulatory guidelines and deadlines.
• Prepare occupancy reports for Regional Portfolio Manager.
• Conduct inspections and coordinate with Maintenance for repairs and upgrades.
