Job summary

Kier Property Management and Real Estate, LLC is seeking an experienced Site Manager to oversee daily property operations and residents’ services in Boise, ID. The role collaborates with compliance and management teams to ensure high-quality operations and regulatory compliance.

Responsibilities include lease administration, rent collection, move-in inspections, and coordinating maintenance. Candidates should have a high school diploma and ideally property-management experience; housing-on-site

Qualifications

• High school diploma or GED required.
• Property management, affordable housing, or housing management experience preferred.
• Knowledge of Section 8, Tax Credit, HOME Fund, HUD or other affordable housing programs beneficial.
• Strong verbal and written communication with a customer-service mindset.
• Ability to handle resident concerns professionally and adapt to changing priorities.
• Strong organizational skills and ability to maintain resident files and documentation.

Responsibilities

• Manage day-to-day property operations while ensuring compliance with Fair Housing, ADA, Section 504, and applicable State and Federal regulations.
• Market the property, show available apartments, screen prospective residents, and maintain applicant waiting lists.
• Prepare lease agreements, collect security deposits and rent, conduct move-in inspections, and maintain resident records.
• Address resident questions, complaints, maintenance requests, lease violations, and other concerns promptly and professionally.
• Complete annual and interim tenant recertifications and maintain required Section 8, Tax Credit, HOME Fund, and HUD documentation.
• Prepare required property reports, resident newsletters, program forms, verifications, and database updates accurately and on time.
• Coordinate maintenance requests, minor repairs, vacant-unit preparation, move-out inspections, and timely apartment turnover.
• Monitor property conditions, common areas, grounds, snow removal, landscaping, cleanliness, and third-party vendor performance.
• Oversee assigned property personnel, maintain property keys and controls, follow budget guidelines, and coordinate purchase orders.
• Assist with property inspections and audits and attend required manager meetings, training sessions, and seminars.
