Job summary

The Benoit Group LLC in Champaign, IL seeks a property manager to oversee renovation projects and on-site operations across our communities. You will supervise the renovation lifecycle, coordinate make-ready efforts, and ensure timely unit turnovers while maintaining strong vendor relationships.

Qualifications

• HUD/Section 8 policies knowledge required
• One-Site experience with affordable housing is a plus
• Two years of previous experience in related role

Responsibilities

• Able to handle all aspects of a renovation process
• Assist with turnkey schedules, renovation schedules, and make ready status board
• Review HUD/Section 8 policies and ensure compliance in lease files
• Process move-in monies and monthly rent payments on-site
• Perform evictions, utility cut-offs, and landlord liens as needed
• Obtain service contracts, manage vendor invoices and certificates of insurance
• Maintain complete lease files with proper income documentation
• Conduct regular site walk-throughs, inspect vacancies, and perform move-in/out inspections
• Coordinate with maintenance and make ready staff to ensure timely unit turnover
• Process invoices and security deposits per company policy
• Maintain liability awareness to prevent resident conflicts and property loss
