Mon Ami Real Estate is seeking a Property Manager for Chicago's 98-unit public housing portfolio. You will be the operational and compliance owner, working directly with CHA and overseeing rent, admissions, recertifications, and reporting.

The role is hands-on and owner-focused, with authority to manage units, inspect properties, and drive audit-ready files. Chicago-based, on-site with frequent travel across the portfolio.

Qualifications

• 5+ years of residential property management with hands-on responsibility.
• Public housing experience including HUD Form 50058 and CHA policies.
• Strong budgeting, reporting, and portfolio performance linkage.
• Ability to build audit-ready tenant files and respond to audits.
• Knowledge of Fair Housing and Illinois landlord-tenant law.

Responsibilities

• Manage 98 scattered-site public housing units, including rent collection and vendor relationships.
• Oversee admissions from CHA referral tosublease, including HUD Form 50058 for applicants.
• Handle annual/interim recerts with third-party verification and EIV reconciliation.
• Compute rents and utility allowances; ensure accuracy of 50058 records.
• Review aging reports; coordinate 14-day notices, evictions with CHA/ownership.
• Manage CHA grievance process and informal settlements.
• Lead unit inspections, NSPIRE/REAC readiness, and emergency response.
• Prepare for CHA desk audits and HUD monitoring; track findings to closure.
• Prepare annual operating, replacement reserve, and capex budgets.
• Deliver monthly reporting package to ownership and CHA by the 15th.
• Administer segregated reserve and security deposits; track Illinois interest.
• Analyze operating statements; ensure data accuracy and reporting quality.
• Supervise and develop Property Management Coordinator.
• Renew/enforce leases per Public Housing rules.
• Manage reasonable accommodation process; purge files per CHA rules.
